In August 2019, Lifetime Developments and 36 Eglinton Duplex Inc. acquired an improved building site near the midtown Toronto intersection of Yonge Street and Eglinton Avenue. The transaction followed previously announced plans to build a 36-storey high-rise in the area, which will add another collection of new Eglinton condos to this fast-growing and enormously popular neighbourhood.

36 Eglinton Avenue West Condos: Project Specifications
According to the original proposal, the developers plan to remove one of the two existing buildings on the site and incorporate heritage elements of the other structure into the new tower’s podium. Its east-facing facade will house 20,150 square feet (1,872 square metres) of retail facilities, with 33 storeys of residential suites rising from the three-storey base.
Initial site plans specified 401 proposed suites, broken down into:
- 102 one-bedroom units (25.4% of the development’s total)
- 167 one-bedroom plus den units (41.6%)
- 32 two-bedroom units (8%)
- 60 two-bedroom plus den units (15%)
- 40 three-bedroom units (10%)
Proposed amenity spaces include:
- 3rd floor: 3,767 square feet (350 square metres) of indoor space
- 4th floor: 5,769 square feet (536 square metres) of outdoor space connected to 2,691 square feet (250 square metres) of indoor space
- 36th floor: an outdoor terrace and entertainment deck will span 2,346 square feet (218 square metres)
Parking facilities will consist of a four-level underground garage with 112 parking spots, including 90 for residents and 22 for visitors. Below-grade and ground-level bicycle parking areas will also be built, offering room for 402 bikes (361 resident spots and 41 visitor spots).
The Yonge and Eglinton corridor has been one of Toronto’s hottest areas for years now, and new high-density communities continue to add to its profile. Traditionally a favoured lifestyle destination for young professionals, the corridor has seen a more diverse population base evolve in recent years, including a growing number of families.
Excellent transportation connections include:
- Immediate access to the Eglinton TTC subway station on Line 1 (Yonge-University-Spadina)
- The Eglinton Crosstown LRT, currently under construction and slated to open in 2021
- Easy access to the Allen Road expressway, which connects to the 401
Downtown Toronto is 15 to 20 minutes away on the subway, making for easy commuting.
Though the Yonge Eglinton Centre continues to serve as the area’s flagship retail development, these new Eglinton condos will also benefit from a strong presence of independent businesses, boutique retailers, and local restaurants, bars, and pubs. Excellent public and private schools, complete professional services, and essential amenities like drugstores, banks, and supermarkets are all within easy walking distance.
The Yonge Eglinton corridor is also an emerging centre of culture, with a growing number of galleries and exhibition spaces. On the whole, the area is maturing into a well-rounded, thriving, and essential midtown area with strong appeal to buyers in all age ranges.
